A policy explains exactly how bpha approaches a situation, a bit like a rulebook. We work with colleagues and customers to make sure that each policy is fair, reasonable and up to date. Our most recent policy updates are explained below, you can find all bpha’s policies here.

To help make sure we manage your tenancy fairly, consistently, and legally, we publish policies on areas such as complaints, repairs and how we allocate housing. They set out our responsibilities, so that you know what to expect from us – and your responsibilities too. Our policies are regularly reviewed and updated based on regulatory changes and/or customer feedback.
Aids and adaptations
This policy outlines bpha’s approach to aids and adaptations – it’s for rental customers who require aids and adaptations to live safely and comfortably in their home.
The policy has been revised to show an increase in bpha’s maximum contribution for major adaption works and to update our approach when a customer has exceptional circumstances.

Downward staircasing and equity repurchase
This policy ensures that bpha colleagues and customers have information around the circumstances in which bpha may consider buying back a home (equity repurchase), or a percentage of a home (downward staircasing), from a current bpha homeowner or shared owner.
The updated policy reflects Homes England’s descriptions, to make sure it’s consistent with other information that customers might read. The policy has also been updated (section four) to include instances in which building safety concerns are preventing a customer from being able to sell, in line with Homes England’s Capital Funding Guide (CFG) guidance.
Temporary and permanent moves policy for major repairs and regeneration
This policy is for bpha tenants, shared owners and leaseholders. It covers information for customers when a temporary or permanent move may be needed due to an emergency such as a flood or fire, serious major repairs, or the proposed demolition of your home as part of an approved regeneration/redevelopment scheme.
The policy has been updated to better explain the costs bpha will cover in the event of an emergency.
