Ensuring our homes are let fairly and consistently

To help make sure we manage your tenancy fairly, consistently, and legally, we publish policies on areas such as complaints, repairs and how we allocate housing. They set out our responsibilities, so that you know what to expect from us – and your responsibilities too. Our policies are regularly reviewed and updated based on regulatory changes and/or customer feedback.

Fair and transparent allocations

The Allocations Policy covers how we allocate and let all bpha rental homes. We always aim to be fair and transparent, working in line with local council nomination agreements and the Regulator of Social Housing’s Tenancy Standard. This means everyone gets a fair chance and knows how decisions are made.

Your needs come first

We aim to support long-term, stable tenancies and allocate homes based on the needs of your household. Whether you’re a family looking for more space, need a smaller property or have accessibility needs, we take your circumstances into account.

How are homes allocated?

Most homes are offered through local authority nomination agreements, but if a property isn’t allocated this way, it’s available for bpha customers who wish to move.

If you can no longer remain in your home, your application will be assessed and placed into a priority band according to the Allocations policy. New homes are let based on your priority band and how long you’ve been waiting.

We carry out a limited number of moves, so we recommend you continue to bid on homes through local authority choice-based lettings schemes to give yourself more options.

Quicker ways to move

Want to move sooner? Consider a mutual exchange – that’s when two or more social housing tenants swap homes. Find out more here. We also offer free access to a swap register through Homeswapper. Sign up here to search for swap opportunities. This is the way that most customers move.

Help when downsizing

If you want to move to a smaller home, we can help. bpha provides advice, support, and financial incentives of up to £2,500. Plus, we’ll cover removal costs and even offer a handyperson service to make your move easier.

Extra support

If you need additional support because of your current ability to carry out day-to-day tasks independently, we’re here for you. We’ll offer assistance in line with our Vulnerability Policy.

Reviews and appeals

If you think your priority band doesn’t reflect your situation, or if you’ve been refused permission for a mutual exchange, you can ask us to review the decision. We’ll respond to review requests within 15 working days.
