A quick and easy way to tell us about repairs in shared areas

NEW! Report a communal repair using my.account

If you spot a repair that is needed in a shared area of your building or bpha-managed estate, you can now report it yourself through my.account, your online bpha customer portal. Shared areas may include entrances, hallways, stairwells, lifts, bin stores and communal gardens.

Reporting online is quick and easy. You can also track what is happening with a repair that’s been reported by you, or by someone else.

If you’re not sure who is responsible for the shared spaces where you live, you can read more information here.

How to report a communal repair

  1. Sign in or register at my.account.
  2. Select ‘Report a repair’
  3. Choose the option for a communal area.

Check whether the issue has already been reported

You will see a list of current communal repairs for your block. This helps prevent the same problem being reported more than once and lets you know when we are already looking into an issue that you’ve spotted.

If the repair you want to tell us about is not listed, select ‘New repair’.

Phone us if it is an emergency

We will show you examples of emergency repairs, such as a power outage or extensive weather damage, and ask whether the problem is an emergency. If it is, please use the telephone number shown in my.account to call us rather than continuing with the online form. If the repair is not an emergency, you will be asked whether it relates to gas, heating or hot water. If it does, we’ll tell you how to contact our contractor, TSG. For other repairs, you can continue with your report.

Give us as much detail as you can

We will ask you a few questions about the problem. Clear information helps us send the right team with the right equipment, which can help us complete the repair more quickly.

Choose the type and location of the repair

Select the option that best describes the problem and where it is. For example, if you are reporting communal lighting, select ‘Lighting’, then choose whether the problem is with a switch or a light. You can then select the affected area of the building and describe what is wrong.

Add a photo or video and submit your report

You can attach a photo or short video showing the problem. This may help us understand what needs to be done. Then just check you’re happy with the details and submit your report.

Once it has been submitted, you will see a confirmation and reference number on screen. Please keep the reference number in case you need to contact us about the repair.

Track communal repairs

To check progress, open the my.account menu, go to ‘My home’ and select ‘Reported communal repairs’. You will see all the communal repairs reported for your block. You can check the current status and see whether an appointment has been booked.
