

Neighbourhood and repair policies update
Everyone deserves a safe, well-maintained home and welcoming community. Working with our Customer Service Improvement Panel and listening to feedback from customers, we’ve recently updated our neighbourhood management and repairs policies.

The updated policies clearly define responsibilities and the service you can expect from us
Neighbourhood management policy
Our neighbourhood management policy applies to all communal areas and land owned and managed by bpha. If we don’t own the land, we work with managing agents and landowners to maintain agreed standards.
As well as existing communities it also covers what we need to consider when designing and developing new homes.
The main areas the policy covers include:
- CCTV
- Communal cleaning and caretaking
- Fly tipping
- Graffiti and vandalism
- Grounds maintenance
- Health and safety in communal areas
- Parking
- Pest control in communal areas
- Play areas
- Stores
It also identifies that we’ll carry out regular inspections of all our blocks and developments to ensure communal and shared spaces are maintained to a good standard and meet all health and safety requirements.
There will be no fewer than two inspections a year for smaller schemes and developments but will be more frequent for high rise blocks and larger developments with significant communal spaces.
Repairs policy
Our repairs policy applies to all rented homes and communal areas. If you rent your home from us, we’ll carry out most repairs to your home, excluding those identified as customer responsibility or repairs due to damage caused by a customer, their family, guests or pets. We’ll also carry out repairs to communal areas where we have repair responsibilities. This can differ from area to area.
If you’re a homeowner (leaseholder and/or shared owner), you’ll be responsible for most repairs to your home and may pay a service charge towards the cost of communal repairs carried out by bpha. You can find information about repairs to your home in your lease.
